They were completely different buildings, of other aesthetics and specifications in relation to the refugee houses. They were designed by architects and were built on plots of one acre by famous Thessalonikians as summer residences, in the area located today between N. Plastira, A. Miaouli, K. Karamaouna and T. Karatasou Streets. On the contrary, in the refugee settlement, with which they bordered, the construction was dense with single-storey houses on plots of 250-300 sq.m. All the villas were built in the period 1925-1938. Some villas have survived, but few are in good condition. The architecture of these villas is influenced by the European eclecticism. There is usually a bulky staircase located on the facade. On the ground floor there are the auxiliary rooms, the kitchen and the spaces of hygiene. On the second floor are the bedrooms which face the street and the sea. The space of the third floor is special. Many times there is a large balcony covered with a pergola. Some important villas are:
Panetsou – Kalitsi, 95 N. Plastira. It is used as a restaurant (Aperito).
Varsami, 105 N. Plastira. It is used as a restaurant (Gatto rosso).
Gogousopoulou, 49 A. Korai. It houses the Montessori School Zafrana.

Ήταν εντελώς διαφορετικά κτίρια, άλλης αισθητικής και προδιαγραφών σε σχέση με τα προσφυγικά σπίτια. Ήταν σχεδιασμένα από αρχιτέκτονες και κτίστηκαν σε οικόπεδα ενός στρέμματος από επώνυμους Θεσσαλονικείς ως θερινές κατοικίες, στην περιοχή που βρίσκεται σήμερα μεταξύ των οδών Ν. Πλαστήρα, Α. Μιαούλη, Κ. Καραμαούνα και Τ. Καρατάσου. Αντίθετα, στον προσφυγικό οικισμό, με τον οποίο συνόρευαν, η δόμηση ήταν πυκνή με μονώροφες μονοκατοικίες σε οικόπεδα των 250-300 τ.μ. Όλες οι επαύλεις κτίστηκαν την περίοδο 1925-1938. Έχουν διασωθεί μερικές επαύλεις, λίγες όμως είναι σε καλή κατάσταση. Η αρχιτεκτονική των επαύλεων είναι επηρεασμένη από τον ευρωπαϊκό εκλεκτικισμό. Συνήθως υπάρχει ένα ογκώδες κλιμακοστάσιο στην πρόσοψη. Στο ισόγειο υπάρχουν τα βοηθητικά δωμάτια, η κουζίνα και οι χώροι υγιεινής. Στον δεύτερο όροφο τα υπνοδωμάτια τα οποία βλέπουν προς τον δρόμο και τη θάλασσα. Ιδιαίτερος είναι ο χώρος του τρίτου ορόφου. Πολλές φορές εκεί υπάρχει ένας μεγάλος εξώστης που σκεπάζεται με πέργκολα. Μερικές σημαντικές επαύλεις είναι:
Πανέτσου – Καλίτση, Ν. Πλαστήρα 95, χρησιμοποιείται ως εστιατόριο (Aperito).
Βαρσάμη, Ν. Πλαστήρα 105, χρησιμοποιείται ως εστιατόριο (Gatto rosso).
Γωγουσοπούλου, Α. Κοραή 49, στεγάζει τη Μοντεσσοριανή Σχολή Ζαφρανά.
